I promised everyone that I would post my group’s real estate deal book.
The final classes were really exciting. I have never gotten so pulled into one class before. I was literally direction most of my attention to this class in April. I stopped going out. I stopped studying other things briefly. It was such a great learning experience.
Anyways. Here is my deal book. It took my team a long time. I thought it was brilliant when we finished it and now looking back a month later, I think it’s completely child’s play, which is a good sign in my opinion.

For which property?
For the building we looked at… we just divided the sale price by the sqft of the building, which is also available in the sales brochure.
For other buildings we looked on their websites to find the presale data. For post-sale data (much different) we used a realtor.

Totally child’s play. It was my first deal book ever. Gotta crawl before you can walk… ya heard me?
My deal books since that one are whip-ass a good deal more complicated. No member of our team had any experience in real estate. Getting to all of the numbers in those financials takes half a semester. Plus the fact that the other half of the class is you meeting a handful of real estate big-wigs in new orleans and surroundings.

Thanks. Unfortunately, sharing homework assignments is a rather personal thing. Not everyone wants to do it. Several students read this blog and I’ll definitely post anything they send me.
